Senior Land Development Manager

Position Summary:

The Senior Land Development Manager is responsible for the oversight and management of land development projects from project inception through turnover to the Vertical Construction Department. This position is responsible for managing all aspects of land development in the field and ensuring the development of communities remains in adherence to company standards and approved project budgets.

Responsibilities:

  • Prepare, maintain, and execute site development schedules to ensure that communities are constructed timely, within budget, and in alignment with company standards.
  • Oversee active construction sites to guarantee compliance with jurisdictional agency and corporate policies and permits and enforce OSHA safety and county traffic and dust control standards.
  • Conduct daily site inspections to ensure subcontractor and utility work aligns with schedules, building codes, plans, and contract specifications.
  • Secure the Certificate of Occupancy Clearance for project subdivision and facilitate its handover to the Vertical Construction Department.
  • Continuously update land development schedules, project notes, and checklists while maintaining consistent communication with leadership regarding budget and timeline concerns.
  • Oversee the bidding process for land development projects and provide recommendations for awards.
  • Collaborate with Land Development Coordinators and the Forward Planning Team to maintain active permits and oversee the approval of all project-related land development invoices.
  • Organize pre-construction meetings and inspections with municipal inspectors and utility representatives.
  • Provide review and oversight of project budgets, contracts, change orders, and improvement plans, ensuring alignment and accuracy through the due diligence phase.
  • Maintain professional and effective communication with company departments, field teams, contractors, consultants, and agency representatives.

Qualifications:

  • Bachelor’s degree in civil engineering, urban and regional planning, real estate development, or equivalent.
  • 7+ years of related relevant experience within the Land Development, or Construction
  • Strong working knowledge of Civil Improvement Plans is required.
  • Excellent written and verbal communication skills and must be comfortable communicating cross-functionally with various internal and external teams.
  • Strong organizational skills with the ability to handle and prioritize multiple projects simultaneously, while adhering to strict deadlines.
  • Excellent computer skills, including proficiency in Microsoft Office products, with a strong focus on Excel.

Supervisory Responsibilities:

This position has supervisory responsibilities and will lead a team of people.

Physical Requirements:

This position involves both office and field responsibilities. Must be able to operate a motor vehicle, climb stairs/ladders, walk on active jobsites, read plans, bend, stoop, reach, lift, and carry items weighing more than 25 pounds. Office work includes sitting at a computer for extended periods, completing paperwork, and receiving/returning phone messages. Proficiency in operating a computer keyboard and calculator. Must be able to work both indoors and outdoors, adapting to different weather conditions. Public contact is required; therefore, professional appearance and appropriate business attire are expected.

Safety Requirements:

This position is a safety sensitive position and includes tasks or duties that could affect the safety and health of the employee performing the task and others. This position requires safety training provided by the company.

Travel Requirements:

Occasional travel may be required. A valid driver’s license and active vehicle insurance is required at all times.
